Replacement windows in Dormansland and Dormans Park
Dormansland is a village about a mile south of Lingfield, in Tandridge District, Surrey. It began as a hamlet of Lingfield and only became a parish of its own in 2000. Planning goes to Tandridge District Council, and East Grinstead is the nearest town to the south.
From farms to Victorian villas
Until Lingfield's commons were enclosed in 1816 there were only a few farms and cottages here. The change came with the railway: Dormans station opened in 1884, villas and bungalows went up from 1880 to 1885, and St John the Evangelist, designed by Arthur Blomfield, was consecrated in 1884. Greathed Manor, built in stone in 1862 to designs by Robert Kerr, is the grandest house in the parish and is listed.
On the southern edge, Dormans Park grew from the late nineteenth century after the Bellaggio Estate Company bought the land. Mutual covenants keep its plots large and wooded, so the houses there are big, set back and often surrounded by trees. In the twentieth century small estates such as Locks Meadow were built on farmland nearer the centre, along with houses off the High Street, West Street and Plough Road.
The 2011 census counted 610 detached and 412 semi-detached homes, with 130 terraced houses and 99 flats.
Windows in Dormansland
Dormansland is not on Tandridge's list of conservation areas, so for most houses the choice of window is free, provided you are not in a flat or a listed building. Dormans Park is the place to be careful, not because of the council but because of the estate covenants. Read your deeds for anything on external alterations before choosing a new colour or material.
Large houses in wooded plots get a lot of shade and leaf litter, which is hard on painted timber. Aluminium is worth a look there: it keeps its colour and needs only washing.
