Replacement windows in Felbridge, where Surrey meets East Grinstead
Felbridge runs straight into the north-west side of East Grinstead along the A22 and the A264, and most people who live there give East Grinstead as their town. For planning, though, it is a different world. Felbridge is a civil parish in Tandridge District, Surrey, created in 1953, and planning goes to Tandridge District Council in Oxted. Parts of the village spill over into West Sussex, so it is worth checking which side of the line your house is on.
What the houses are
Felbridge is a village of detached houses. The 2011 census counted 578 detached homes out of roughly 830, with only 37 terraced houses. They spread along Copthorne Road, Crawley Down Road and West Park Road, round Hedgecourt Lake and out to Domewood, Wire Mill and Felcourt on the eastern side. The village grew on what had been the Felbridge estate, held by the Evelyn family from 1751 and broken up by 1911.
The older landmarks are few. St John the Divine was designed by William White and built in 1865. James Evelyn founded a school in 1783, and the old Hedgecourt school building at the triangular junction in the village centre is listed. Felbridge also has 56 sheltered homes, mostly two-bedroom bungalows, set in parkland and managed by the Mercers' Company.
What that means for windows
Tandridge's published list of conservation areas does not include Felbridge, so for most houses the choice of material and colour is yours. That is why Felbridge sees more change of style than the forest villages: white uPVC swapped for anthracite grey aluminium, or a run of small panes replaced with plain glass. Bungalows are cheap to do because everything is reachable from the ground.
Two checks before ordering. Some newer houses were built with planning conditions that remove normal permitted development rights, which shows up in the deeds or the original planning permission. And if you live in one of the flats, which make up a small share of the village, replacement windows of a different style need planning permission.
